Cordyline australis is the common caggage tree of NZ, there are many varieties available green thru shades of purple and height varies from small to small tree size
If it is only the lower leaves it is normal, as it grows the lower leaves die off, go yellow the dusty brown and hang down the stem.
To make plant look better just pull these leaves off, pull downwards

Not enough sunlight or maybe to much or to little water,it could even be that the leaf is at the end of it's little life, ummm I know this sounds mad but try moving your plants some plants don't like where they have been put,I've got a plant that doesn't like being in door's it prefers to be on the stairwell, goodness knows why,it's cold out there but it's happy.also get some plant food they might be lacking some thing.

Where you live may effect what kind of light you need for it. If in zone 9, like me, morning sun, afternoon shade. But when plants have leaves that turn yellow, it usually means either over watering or under watering.
